Sheada Madani is an experienced real estate and business attorney who brings both technical knowledge and deep community roots to her practice. For more than two decades, she has represented developers, businesses, and property owners in transactions that range from multimillion-dollar land deals and commercial developments to closely held business sales and estate planning. Known for her practical problem-solving and ability to explain complex legal issues in plain language, Sheada has built enduring relationships with clients who trust her to guide them through significant business and personal transitions.

What sets Sheada apart is the breadth of her practice. She regularly handles commercial real estate transactions, including acquisitions, sales, financing, leasing, and title insurance. She is also skilled in business transactions, counseling closely held companies and family enterprises on entity structuring, stock and asset sales, and financing. In addition, she assists individuals and families with estate planning, focusing on non-taxable estates and succession strategies and asset protection for clients who want their businesses and real estate holdings to transition smoothly to the next generation.

Sheada also maintains a specialized niche in subsurface mineral rights, where her legal insight and business acumen provide clients with a distinct advantage. Working with property owners across Florida, she helps consolidate and partition oil, gas, and mineral interests; a complex area of law with roots in speculative purchases made decades ago. By resolving fractured ownership interests with complex title complexities, Sheada enables clients to unlock the full value and future land-use potential of their property. Very few attorneys in Florida handle this type of work, making her practice uniquely valuable to landowners with these challenges

As a title agent for multiple national underwriters, Sheada has issued hundreds of millions of dollars in title insurance, protecting clients’ investments and ensuring transactions close smoothly. Whether the deal involves a $40 million mixed-use industrial park, a family-owned dairy farm converting into a solar project, or the sale of a local business, she brings the same attention to detail, strategic foresight, and commitment to results. Sheada has a proven record of advising institutional investors, private equity firms, and developers in multimillion-dollar transactions, joint ventures, and strategic divestitures.

A proud native Floridian born and raised in Pasco County, Sheada has built her career close to home. She views her work as more than a profession: it is a way to contribute to the growth and sustainability of the Tampa Bay community where her own family lives.

  • $8 Million Solar Farm Conversion – Represented the generational owner of a Pasco County dairy farm in the $8 million sale of farmland for redevelopment into a solar energy facility.

  • Partition of Subsurface Mineral Rights – Represented multiple landowners and contract purchasers in the negotiation, purchase, and ultimate partition of subsurface oil, gas, and mineral interests to consolidate ownership and expand future land-use opportunities.

  • $7 Million RV Park Sale – Represented a closely held business in the $7 million sale of an RV park in Pasco County, Florida.

Outside of the Office

Sheada is proud to be a native Floridian, born and raised in Dade City and deeply connected to the greater Tampa Bay region. She continues to devote time to civic and charitable causes, having held leadership roles with Habitat for Humanity, Downtown Dade City Main Street, and San Antonio Citizens Federal Credit Union. Her commitment to service reflects the same values that guide her legal practice, building strong, lasting relationships and contributing to the growth of the communities she serves.

Outside of her professional and civic work, Sheada’s greatest joy comes from spending time with her husband and their four children. With a full household, she understands the importance of balance and brings that perspective to her clients as she helps them navigate significant business and personal milestones.

 

  • Restaurant Franchising and Licensing – Counseled the owners of a restaurant and high-end retail venture on the franchising and licensing of their restaurant operations and branded products, including the protection of trademarks and proprietary materials.

  • $7.5 Million Warehouse Sale to REIT – Represented a multi-generational business in the $7.5 million sale of a commercial warehouse and distribution center to a real estate investment trust.

  • $15 Million Vacant Land Sale – Represented a publicly traded company in connection with the negotiation and sale of real property previously used for agricultural purposes to a regional company intended to develop the property as a planned unit development.
