Bryan Dion is an associate attorney in Johnson Pope’s Tampa and St. Petersburg office, where he focuses his practice on real estate and land use law. He represents builders, developers, lenders, and investors in acquisitions, dispositions, financing, and land use matters, including zoning, right-of-way, and entitlements. Bryan also advises clients on refinancing transactions and complex development projects, helping them navigate the intersection of business objectives and regulatory requirements.

Bryan’s path to real estate law reflects a combination of public and private sector experience. Before joining Johnson Pope, he worked with Hillsborough County on real estate and land use matters, including easements, zoning conditions, and vacating. That government background gives him valuable insight into how municipalities evaluate and approve development, knowledge that now benefits his clients as they pursue projects throughout the region.

Over the years, Bryan has developed a reputation for being approachable, understanding and highly responsive. Clients appreciate that he brings a practical, no-nonsense perspective to each matter, focusing on what truly impacts a deal rather than getting bogged down in the immaterial. This approach not only saves time and money but also helps projects advance smoothly through negotiations, approvals, and closings.

For Bryan, the most rewarding part of his practice is seeing complicated real estate deals come together. Whether it’s a refinancing under strict time constraints, a multi-party land use transaction, or a developer navigating zoning hurdles, he enjoys working alongside clients to reach the finish line. To him, the success of a transaction lies in the collaboration between parties, and he takes pride in guiding his clients through challenges while ensuring their long-term goals are achieved.

Bryan’s work extends beyond day-to-day deals. He is active in the real estate and legal communities, serving as the current Real Property Section Chair of the St. Petersburg Bar Association, and is a graduate of Leadership St. Pete’s Class of 2023. His dedication to professional and civic engagement reflects the same values that drive his legal practice—building relationships, fostering growth, and creating solutions that last.
